Getting the first fix right — pipe routes, radiator positions, cylinder location, flue and condensate — before plasterboard goes on is what stops expensive rework later. We work to a programme rather than turning up when convenient.
Design decisions worth making early
Whether to stay with a cylinder or move to a combi, where the boiler will sit, whether to zone the extension separately, and how underfloor heating interacts with radiator circuits are all decisions that are cheap now and expensive after the floor is down. We'll walk through them with you or your builder at first fix stage.
Sizing for the finished house, not the current one
Extensions change heat loss significantly. A boiler that suited the original footprint may be undersized, or a hot water system that coped with one bathroom may not cope with two plus an en-suite. We calculate for the completed property, including expected simultaneous demand.
First fix and second fix
First fix is pipework, drainage runs and carcass work before boarding. Second fix is fitting sanitaryware, radiators, valves and appliances once decoration is under way. Splitting the visits properly, with photographs of pipe routes before covering, protects you if anything needs locating later.
Coordinating with other trades
We're used to working alongside electricians, tilers and kitchen fitters. The main friction points are usually service voids, floor build-up for underfloor heating, and where the boiler flue can terminate — all of which we'd rather resolve on paper than on site.
Common questions
Can you work from architect's drawings?
Yes. We'll review the drawings, flag anything that won't work mechanically, and set out pipe and appliance positions before first fix.
Should I fit underfloor heating in an extension?
It works very well in new, well-insulated extensions with the right floor build-up. Mixing it with an existing radiator circuit needs correct blending and controls, which we'd specify at design stage.
Do you install bathrooms as part of the works?
Yes — full bathroom installation is one of our core services, and doing it as part of the same programme avoids the gap between trades.
Do you supply the boiler and materials?
We can supply everything, or fit customer-supplied sanitaryware where you've chosen specific items. We'll be clear about guarantee implications either way.
