Heating & Plumbing Checks Before You Buy
Buying a house means inheriting its boiler, its pipework and whatever the previous owner did or didn't maintain.
Buying a house means inheriting its boiler, its pipework and whatever the previous owner did or didn't maintain. A focused check on the heating and hot water system before or shortly after completion tells you what you are taking on.
What we can realistically assess
Boiler age and condition, obvious signs of leaks or poor past repairs, and whether the system appears to have been serviced. We are not a substitute for a full structural survey.
Timing around exchange and completion
A check can sometimes be arranged with vendor permission before exchange, or immediately after completion once you hold keys — access dictates which is possible.
What we need from you to quote
Whether you currently have access to the property, any survey findings relating to heating or plumbing, and what you specifically want checked.
Questions we get asked
Can you check the property before I complete?
Only with the current owner's or agent's permission to access; otherwise this has to wait until you hold keys.
Will you tell me if the boiler needs replacing soon?
We will give an honest assessment of age and condition, though predicting an exact failure date is not something anyone can promise.
Is this the same as a full structural survey?
No, this is a plumbing and heating specific check and does not cover the wider building.
