A boiler warranty is worth real money, and it is also conditional. Most claims that get refused fail on the same three things: the appliance was never registered with the manufacturer in time, annual servicing was not carried out or not documented, or the system it was fitted to was never cleaned and protected as the installation instructions required. None of those are obscure clauses — they are the standard conditions, and they are all avoidable.
Registering the appliance
Manufacturers require the boiler to be registered within a set window after installation, commonly thirty days, to activate the full warranty period. Registration is usually done by the installer or by you with the serial number, installation date and installer's registration details. If nobody registers it, the warranty may default to a much shorter period or not apply at all — and the point at which people discover this is invariably when something has failed.
Why annual servicing is a condition
Nearly every manufacturer warranty requires the boiler to be serviced annually by a qualified engineer, with the service recorded in the benchmark checklist or equivalent documentation. It is not a way of making you spend money; an unserviced boiler runs dirty, out of specification and harder, which is precisely how components fail early. Keep the paperwork — a claim usually asks for proof, and a verbal assurance that it was serviced is not proof.
System cleanliness and protection
Installation instructions require the heating system to be cleaned before a new boiler is fitted and to be protected with inhibitor afterwards, often with a filter specified as well. Warranty claims for heat exchangers, pumps and valves are routinely investigated for evidence of sludge, and a heat exchanger blocked with magnetite is a system-water failure rather than a manufacturing defect. This is the condition most commonly missed on a new boiler fitted to an old system in a hurry.
Extended warranties and accredited installers
Longer warranty periods are often available where the boiler is installed by an installer accredited by that manufacturer. Whichever brand you choose, ask before installation what warranty period applies, what activates it, and what conditions attach — afterwards is too late to change how the job was done.
What is not covered
Warranties cover manufacturing defects in the appliance. They typically do not cover damage from limescale, sludge, frozen condensate, incorrect system pressure, power surges, water quality outside specification, or faults in the wider system such as pumps, valves and controls that are not part of the boiler. They also generally do not cover the cost of a call-out where the fault turns out to be the system rather than the appliance.
Keeping the paperwork that matters
Keep the benchmark checklist completed at installation, the registration confirmation, every annual service record, the Building Regulations compliance certificate for the installation, and receipts for any parts fitted. Store them together, digitally as well as on paper. When you sell the property, this file also demonstrates that the appliance has been looked after, which is worth having. Photographing the data badge inside the boiler casing is a small habit that pays off, because the model and serial number are what every warranty enquiry, parts order and service booking starts with. If a previous owner left no paperwork at all, the serial number alone is usually enough for the manufacturer to tell you the installation date and whether any warranty remains.

Does the warranty transfer when I sell the house?
Many do transfer to a new owner for the remainder of the term, subject to the servicing conditions being met. Check the specific terms and pass on the paperwork.
