There is no age at which a boiler must be replaced. What there is, is a point where the pattern of repairs, the parts situation and the running behaviour together say that spending again on the old appliance is throwing good money after bad.
These are the signs that count, roughly in the order they tend to appear — and one group that changes the conversation from planning to acting today.

Pressure keeps dropping
Repeatedly topping up the filling loop points to a leak on the circuit, a failing expansion vessel or a weeping pressure relief valve.

It takes longer to heat the house
Often sludge and poor circulation rather than the appliance, but on an old boiler the two are usually related.

Rumbling, banging or whistling
Kettling from scale or debris in the heat exchanger. It shortens the life of the most expensive component in the boiler.

Frequent lockouts and resets
One reset is an event. A weekly reset is a pattern, and patterns cost money to chase.

Radiators need bleeding constantly
Air being drawn in repeatedly usually means a leak or corrosion producing gas inside the system.

Hot water blows hot and cold
On a combi, typically a diverter valve or plate heat exchanger issue — both viable repairs on a newer appliance, both marginal on an old one.

Parts are getting hard to source
Once a model is obsolete, a common failure can mean days of downtime rather than hours.

Two significant repairs in two winters
This is the clearest financial signal. The third repair is rarely the last one.

Bills rising with no change in habits
An old, oversized, short-cycling appliance on a dirty system burns noticeably more gas for the same comfort.
How to weigh one more repair against replacing
A rough rule that holds up well: if a repair costs a meaningful fraction of a replacement and the appliance is beyond roughly twelve to fifteen years old, replacement is usually the better use of the money. Below that, and with a single failed part, repair generally wins.
Two things shift that calculation. The first is how long you intend to stay — spending on an appliance you will hand over in six months is a different decision. The second is the state of the heating circuit itself: a new boiler fitted onto a heavily sludged system will not deliver what it should, so the system clean belongs in the replacement budget rather than being treated as an upsell.
What we look at before recommending replacement
- Gas rate and combustion readings against the manufacturer's data plate
- System water condition, and whether inhibitor has ever been maintained
- Expansion vessel charge, which explains a surprising share of pressure complaints
- Flue condition, seals and terminal position against current requirements
- Whether the existing controls can achieve modern efficiency at all
- Parts availability for the specific model and its likely failure points
Most people replace a boiler in the worst possible week — the coldest one, under pressure, with no time to compare. If two or three of the signs above look familiar, you have the luxury of deciding on your own timetable instead.
