Every condensing boiler produces slightly acidic water that has to drain away. When that pipe runs outside in an unheated location and the temperature drops below freezing, the water inside turns to ice, backs up into the boiler and forces a shutdown. It is the single most predictable winter breakdown, and the permanent fix is usually straightforward pipework rather than anything to do with the boiler itself.
How to tell it's the condensate
Typical signs are a boiler that fails during the first hard frost of the year, a gurgling noise from the appliance before it locks out, and a specific fault code depending on the make. If a plastic pipe leaves the property and runs down an outside wall to a gully, that is your condensate and it is the first thing to check.
Thawing it safely
Warm water from a kettle that has boiled and stood for a few minutes, poured along the exposed run and particularly at bends and the open end, will usually clear it. Never use boiling water — it can split the pipe or crack a nearby fitting — and never use a naked flame. Once cleared, reset the boiler and it should fire.
The permanent fixes
In order of preference: re-route the condensate to an internal soil stack or waste pipe so it never sees outside air; increase the external pipe diameter and improve its fall so water clears rather than sits; or, where neither is possible, insulate with weatherproof lagging and fit trace heating. Worth doing at the same time
If we're already working on the condensate, it is sensible to check the terminating point isn't discharging over a path where it can freeze into an ice hazard, and to confirm the pipe material and jointing meet current installation guidance — a lot of older runs are undersized by today's standards.
Common questions
Can I stop the pipe freezing without re-routing it?
Insulation and trace heating help, but re-routing internally is the only fix that removes the risk entirely. Upsizing the external pipe with a good fall is the usual compromise where an internal route isn't practical.
Does a frozen condensate damage the boiler?
The lockout is protective, so a single freeze rarely does harm. Repeated cycles are worth avoiding because the backed-up condensate is acidic and sits inside the appliance.
Is this covered by my boiler guarantee?
Guarantees cover the appliance, not external pipework, so a frozen condensate call-out is normally chargeable. That is another reason a permanent re-route pays for itself.
