Certification you can rely on
Every gas appliance check is carried out under the Gas Safety (Installation and Use) Regulations 1998, and the CP12 record is issued to you as landlord, not left with the tenant.
Coordinating access with a tenant
We contact the tenant directly to arrange a suitable time once you confirm the job, and we let you know if access is refused or repeatedly missed.
What we need from you to quote
The boiler make and age, whether the property is currently tenanted, and any known fault history helps us plan the visit and bring the right parts.

Yes, once you authorise us to. We keep you copied on anything that affects the property or the certificate.
How often does a CP12 need renewing?
Annually, within 12 months of the previous check, under the Gas Safety (Installation and Use) Regulations 1998.
Can you fit a boiler with tenants still living there?
Usually yes, with an agreed access window. We tell you upfront if a job needs the property empty.
